We  provide  an  'Armchair’  investment  service  aimed  at  packaging  ready made  deals  for  investors  at an average discount of 25% below  RICS  valuation  in  the  North West  of  England.  Our  unique  financing  scheme  enables  investors  to  secure  the  property  with  LITTLE  or  NO  MONEY  DOWN  enabling  them  to  grow  their portfolio  at  a  rapid  rate  with  a  view  to  securing  their  financial  future.

 

The  properties  are  cash flow  positive,  ready  to  let  and  typically  valued  at  under  £100K  in  areas  with  high  capital  growth  potential.

 

We use a specialist panel of solicitors and brokers and drive the sale to completion on your behalf.

 

With our in-house lettings and management agency, Choice Rentals, we can provide either a tenant find service only or full management service that offers investors peace of mind whilst their investment grows over time.

 

The  goal  of  our  service  is  to  provide  investors  with  a  well  managed,  high  quality  property  portfolio  engineered  to  meet  their  investment  objectives.  

 

 

 

DUE DILIGENCE

 

Although  we  perform  comprehensive  research  on  the  properties  and  areas  in  which  we  source  we  would  encourage  investors  to  do  their  own  due  diligence  and  will  never  pressurise  investors  into  buying.   

 

All  of  the  properties  marketed  will  come  with  photos, a  property  condition  report and market comparables.  

 

PURCHASING FEES

 

On  average,  each  property  will  cost  the  investor  £2995.    This fee covers:

 

Sourcing, negotiation and  due diligence  

Legal costs  

Broker fee  

Financing fee  

 

A fee of £500 is required to reserve a property and will be deducted from the final purchasing fees pre-completion.  If a property is valued below our estimation we will try to renegotiate the deal to maintain the original level of discount.  If this is not possible we will refund your deposit.
